|
There are many
hotels and inns in Busan. You may choose one according to your
needs. One-night charge for a 1st class deluxe hotel(five stars)
is between 150,000 won(off season) and 200,000(in season), a
second class deluxe hotel(five stars) runs 120,000 won-170,000
won, a first class hotel(four stars) runs 75,000 won -95,000
won. A 2nd class hotel (three stars) runs 50,000 won-65,000
won, a 3rd class hotel (two stars) runs 39,000 won-55,000 won,
and inns charge around 30,000 won. The amounts above are subject
to change. |
Officetel
|
An officetel
is a composite word of "office" and "hotel" It can be
used as an office as well as a residence. |
Boarding Houses or 'Hasuk'
|
Usually,
when a small amount is deposited and a set sum of money is paid
monthly, this system provides a room and 2 meals (daily), which
can be quite convenient. |
Key Money or 'Jeon sae' Residences
|
This type of
arrangement requires a large amount of money as a deposit
(about 50% of current house value) but doesn't need additional
payment for the leasing period. The interest on the deposit
serves as rent. Generally, leasing is for 2 years except the
owner agrees to a 30 or 60-day- contract. If you want
to extend the period, you can deal with the owner 30 days before
the contract has ended. However, if you want to move out, it
is recommended that you to give a 30-day notice
to the landlord to get back your full amount of deposit on the
moving day. |
Deposit + monthly rental or 'Wol sae'
|
You pay a large
amount of deposit (but much less than Jeon sae) and fixed payments
every month for the period of the contract. The larger the deposit
the smaller the monthly payments are. At the end of the contract
period, you can get back the full amount of deposit. However
as long as you don't have a Korean citizenship number, you have
to have a proxy, who has Korean citizenship number, to do contract
for you. |
Rent
|
A small one
time, nonrefundable payment is made at the beginning of
a one-year lease. Some landlords want foreigners to pay the
rent for 1 year in advance and a certain amount of money is
deducted each month. However, the most common way of house rental
for foreigners is prepaying one-month at a time for the contract
period, since the full amount of payment can't be protected
by Korean Law. Until the end of the lease, renters are responsible
for all maintenance and the cleanliness of the residence. |
How to rent a house or apartment

Real
estate agency
To find a residence in Busan, it is most
convenient to consult the street side real estate agencies.
Once the contract is signed, a commission of a certain percentage
must be paid. As housing information is just written in Korean,
assistance from an English speaking Korean is desirable.
It is important to know
the contracting period, the method of paying your rental agreement,
maintenance cost, repair cost, etc. The utility fee for electricity,
tap water and gas which you used in a month are paid a
month later. Therefore you need to find out the amount of utility
which you didn't use. The contract can be renewed every two
years (usually one year), the rent may be raised with the renewal.
If you move during the contract term, you should inform the
landlord at least a month before. Otherwise, you might have
to pay the extra rent. |
Moving
|
If you
move your residence, you should discuss with your landlord about
the deposit at least one month before. When moving, you might
ask a freight delivery agent who pack and move on a door basis.
You should observe the following legal requirements before moving.
1. foreigner registration:
within 14 days from the moving day, you should report
to your old regional "dong" office to move out and then report
to the new regional "dong" office within 14 days.
2. telephone transfer : you should
report to the regional telephone service office three days
before you move.
3. car registration : The procedure
to change your new address on your driving license and car
registration should be done at the new regional " dong" office
within 14 days together with the foreign registration.
